This is possibly the most important step in a successful design. Effective programming is the foundation of the design process. In this step, we research, establish goals and objectives, gather necessary information, and strategize.
You have an important role in this phase of the process. This includes providing (but is not limited to) wish lists, photos, review guidelines, city guidelines, and lot information. This is also a great time to determine the topography (slope) of the lot, views/vegetation, and provide a survey.

Once we have all the necessary information, we go to work creating preliminary designs to present for review. This phase is broken down into separate phases as well. We feel it's important to take this step by step to allow you to digest and give feedback along the way. There are two ways we can approach this:
Each process is important in its own way. This phase is critical in making sure the construction goes as smoothly as possible. Did you know that many designers and architects do not provide floor framing and truss layouts to engineers? Imagine handing a design to an engineer and saying, "Make this work." It can be done, but often there are discrepancies that could have been avoided. Engineers can also make many design elements work, but at the expense of your pocket book. We will take the time to provide floor and truss framing layouts that provide the engineers with the information they need. Doing so often allow us to propose possible modifications that can end up saving you money during the build of your home.
The finish line of home design. Once the plans are engineered and detailed, prints are prepared and you're ready to go. The plans need to be submitted to your local building department and applicable review committee(s). Typically, if a builder is involved, they will assist with or take care of submittal. Once bids and necessary financing are completed you're ready to begin the construction process in the next step towards your new home!
